At UK Pub Sales our priority is to ensure that your experience of purchasing a business is as stress-free as possible. To this end we are able to assist you with the following:
TYPES OF BUSINESSES FOR SALEHere at UK Pub Sales there are three principle types of licensed businesses for sale:Freehold, Free of Tie Leases and Tied Leases. FREEHOLDWith a freehold property you own the building, land and business. You are free to purchase supplies from any source, negotiating barrelage discounts where possible. Alternatively, you could arrange for a Brewery Loan in return for a minimum purchase agreement (Tie). LEASES The property is owned by an individual or company (The Landlord) who has granted a lease (agreed to rent the property out) usually for a specific period between 5-25 years or even longer. The rent is generally fixed for periods of 3 or 5 years and renewed at the end of each period, some rents are also increased annually in line with inflation. Free of Tie LeasesYou are free to purchase your supplies in exactly the same way as the owner of a freehold business, i.e. from whichever supplier/s you choose. Tied Leases You are obliged to purchase certain stock from the Landlords or their nominated suppliers, generally restricted to beers and lagers, alcoholic flavoured beverages (FAB's). You are usually free to purchase wines, spirits and minerals from any source. Having made an acceptable offer through ourselves for the business you wish to purchase, you will need to complete a Lease Assignment Application Form, supply us with names and addresses for references, supply proof of funds available for the purchase and in some cases an administration fee which would all be sent off to the Landlords for their approval (who may wish to have an informal interview with you). Depending on the remaining term of the lease, it may be possible to negotiate a loan towards the purchase price or to carry out further development of the property.
